This website is for owners and residents of Vanier Court, 1355 Harwood Street, Vancouver BC V6E 3W3  legally known as The Owners, Strata Plan VR255.

Council meetings are scheduled for the third Wednesday of each month, except in July, August and the month our AGM is held, unless otherwise advised. Check your most recent minutes for the next scheduled Strata Council meeting date.

Owners, eligible tenants* and occupants may attend council meetings as observers. Such owners, eligible tenants and occupants may participate in the discussion at the meeting, but only if permitted to do so by the chair of the meeting.

[* – Eligible tenants are those tenants who, under SPA 147, have been assigned by their Landlord some or all of the Landlord’s powers and duties for which the Landlord has provided written notice to the strata corporation. ]

Fireplace Chimney Cleaning
The mandatory fireplace chimney inspection & cleaning will take place on Saturday, 6 January 2024, starting at 11 am. Access to suites with fireplaces is required. Please ensure that you or someone else can provide access to your suite. For further details, please see this

Marcel on Holiday 20 December to 1 January
A quick note to let you know that Marcel will be on holiday (and away from Vancouver) from Wednesday, 20 December, to Monday, 1 January. For any urgent matters that may arise during that time, please contact your Council members at council@vaniercourt.ca. Dura Cleaning Services will be here every few days to clean the common areas, but everyone’s help with keeping the building neat and tidy would be much appreciated.

Dryer Vent Cleaning on 13 December – Exterior Dryer Vent Cleaning
An Air-Vac crew will be on site on Wednesday, 13 December 2023, starting at 1:30pm to clean the dryer exhaust ducts for the building from the outside only. Suite access is not required.
The common laundry room will be closed from 1:00 pm to 3:00 pm on Wednesday, 13 December 2023.

Window Cleaning on 18 & 19 May 2023
Great Heights Building Maintenance will be on site for the exterior window washing of any inaccessible windows. This work will take place on 18 & 19 May 2023.
Please CLOSE YOUR WINDOWS AND SKYLIGHTS and please REMOVE ANY EXTERIOR WINDOW SCREENS on inaccessible windows by 18 May at 8:00am. Once the crew has cleaned the windows in a section of the building, they will not return to wash any windows whose screens were not removed on time.
For your privacy, you may wish to close your blinds and curtains between 8:00am and 5:00pm while the work is in progress.
Any deficiencies should be reported by email to our Property Manager, Andre Solorzano, at andre.solorzano@associabc.ca. Please copy Council when reporting any deficiencies.
Deficiencies must be reported no later than three days after the work is completed, i.e., no later than Monday, 22 May 2023.

Owners are welcome to attend the meeting.  A Zoom link will be made available closer to the time.

Elevator quirk – incorrect “Fire return” announcement
Council would like to ask for your help regard to an ongoing issue concerning the elevator.  The elevator occasionally announces that it is in “Fire Return Mode” and asks riders to make their way to the exits.  This error has been present ever since the installation of the elevator last summer, and while it does not affect the elevator’s operations, it should not occur in a new system.  West Coast Elevator is trying to pinpoint the cause of this erroneous announcement.

If you hear this announcement in the elevator or if you notice any other odd behaviour, please report it to Council at Council@vaniercourt.ca so that we can properly document the problem.  Robert, our point person when the elevator was installed, is generously continuing to look after such issues, but we need your help.

The technician was on site on 2 May to change a computer chip, and further action may be required.  This service (along with any components that may be needed) is covered under our 1-year installation warranty, so there is no cost for us at the moment, but we should ensure that the problem is sorted out fairly soon.

Call for Committee Volunteers
Council would like to invite Owners to volunteer for the following three committees:

      • the Gardening & Landscaping Committee
      • the Renovations Committee (for the new carpet in the hallways and stairwells)
      • the Social Committee

Sign-up sheets are posted on the bulletin board in the lobby. Please consider volunteering for the committee(s) of your choice by the end of the week. We are hoping to have the committees in place early next week.


29 March 2023
Pioneer Plumbing will be in the building on Wednesday, 12 April, for the installation of the lateral shut-off valves that we approved at the AGM. Work is expected to begin at 8:00am and to last for approximately 8 hours. The water main will be shut off during that time, i.e., there will be no water throughout the building.

Council would be grateful if all Owners would please update their “Owner Contact Form,” which is posted at the Vanier Court website. Condo corporations in BC are required to collect this information and keep it current. Please help us meet this obligation.
