This website is for owners and residents of Vanier Court, 1355 Harwood Street, Vancouver BC V6E 3W3 legally known as The Owners, Strata Plan VR255.
Council meetings are usually scheduled for the third Tuesday of each month, except in July, August and the month our AGM is held, unless otherwise advised. Check your most recent minutes for the next scheduled Strata Council meeting date.
Owners, eligible tenants* and occupants may attend council meetings as observers. Such owners, eligible tenants and occupants may participate in the discussion at the meeting, but only if permitted to do so by the chair of the meeting.
[* – Eligible tenants are those tenants who, under SPA 147, have been assigned by their Landlord some or all of the Landlord’s powers and duties for which the Landlord has provided written notice to the strata corporation. ]

Carpet Cleaning on May 2 and 5, 2025
Dura Properties Solutions will be in the building on Friday, 2 May, and Monday, 5 May, to clean the carpet in all hallways and stairwells.
As an optional add-on service, Dura can also clean and deodorize the carpets in individual suites at the owner’s expense. If you would like to have the carpet in your suite cleaned, please contact Dura directly at 778-235-6318 for further information and for scheduling.
- One-bedroom suite: $135 + GST
- Two-bedroom suite: $145 + GST
This service is available only on Friday, 2 May.

A team of arborists will be on site on Thursday, 24 April, starting about 8:15am, to prune the trees listed below. Although the arborists take care not to drop any branches, a certain amount of falling debris is unavoidable. Anyone with access to a patio located near these trees may wish to protect or move any fragile items, including potted plants. The Gardening & Landscaping Committee will be happy to lend any protective materials available.
There will also be some noise throughout the day, and crew members will climb into the canopies of the taller trees and will be working at the level of the upper balconies nearby. See he Gardening and Landscaping Page for more details.

The Gardening & Landscaping Committee invites all Owners to a tour of the grounds to discuss the upcoming tree and shrub pruning, which will be done by Bartlett Tree Experts again. The work is intended mainly to address safety issues, to enhance the health and structural soundness of our trees, and to respond to Owners’ requests concerning privacy, light penetration, and similar issues.
The information tour provides an opportunity for owners to learn what is currently planned and to voice any concerns so that these can be taken into account before the scope of work is finalized. (No date has been set for the pruning yet.)
All interested neighbours are invited to a tour of the trees and shrubs throughout the property (front, back, and sides) on Saturday, 5 April, at 11am-12:30pm, starting at the front entrance.
If necessary, the Committee will schedule a second tour early next week for anyone who cannot be present on Saturday or arrange individual meetings concerning specific trees.

Power washing garages
Marcel will be power washing both garages this week.
If you are parked in either garages you will need to remove your car on the corresponding date. Bikes and tires are okay to stay but any other objects will need to be moved also.
The upper garage will be washed this Wednesday November 27th 9:00-4:00.
The lower garage will be this Thursday November 28th 9:00-4:00.

Theft in Parking Garage
There have been 2 incidents of theft in the parking garages. An owner on the lower level had a blue tarp covering a bicycle stolen a few days ago. The bicycle was not taken. And last night a locked and secured e-bike was stolen from the upper garage.
Please check your parking spots to see if anything of yours was taken and t the council know if that is the case.
And once again we want to stress the importance of making sure the garage door is closed after entering or leaving the building.

The countdown is on to our 1st Annual Chili Cookoff! The forecast for next Thursday, September 12, s a beautiful 20 degrees and as the evening cools, chili will be the perfect treat to warm up.
Please sign up as either a chili maker (“Chef”) and bring your chili down in a warming pot/instapot/slowcooker between 5:30-5:45. If you prefer to relax and just enjoy the chili, sign up as an attendee (“Taster”). After everyone has had a chance to try all the chilis, the votes will be tallied and the awards handed out!
Come enjoy our stunning courtyard and celebrate the soon-to-be fall with your neighbours.

Vanier Court Roof Replacement Project – What to Expect
Work Hours & Building Access for Team:
Monday-Friday: Crews will arrive at 7:30 AM but roofing noise won’t begin until 8:00 AM, as per our bylaws. Work should end around 5:00 PM.
Saturday: 10:00 AM to 6:00 PM (Saturdays may be used to catch up on schedule, if needed)
Building Access: Contractors will only enter the building for skylight delivery and interior ceiling inspections.
Week 1 (starting June 3rd): Project Start, Setup Scaffolding and Supplies
- The East side, upper parkade driveway will contain the scaffolding and during installation of the scaffolding, part of the East driveway will be blocked with cones. Upper parkade access will still be open, however with reduced space.
- Wednesday, June 5th supplies will be delivered to the roof via crane. Temporary driveway & Harwood Street road closure during crane operations. Crews will manage driveway access.
- Scaffolding, garbage chute, covered dump bin, and porta-potty will be beside the building on the East driveway by the end of the week. Upper parkade access should not be affected.
Week 2 and Beyond: Active project work
- Safety first: The week will begin with a safety meeting for the on-roof crew.
- Roof Tear-Off/removal: The first section of roof tear-off will start on the West side of the upper roof and continue Eastward.
Additional considerations:
- Parking: Contractor parking has been arranged next door to minimize driveway disruption. Brief closures may occur during material deliveries.
- Tar Smell: Broadway roofing will be using a Bonded layer technique which will reduce tar odor. Torch-on application will be limited to tight corners and edges.
- Weather Delays: Exposed roof areas will be avoided in poor weather. Crews will still be on-site for other tasks.
- Schedule Updates: Broadway Roofing will provide weekly progress reports.

The mandatory fireplace chimney inspection & cleaning will take place on Saturday, 6 January 2024, starting at 11 am. Access to suites with fireplaces is required. Please ensure that you or someone else can provide access to your suite. For further details, please see this notice
Marcel on Holiday 20 December to 1 January
A quick note to let you know that Marcel will be on holiday (and away from Vancouver) from Wednesday, 20 December, to Monday, 1 January. For any urgent matters that may arise during that time, please contact your Council members at council@vaniercourt.ca. Dura Cleaning Services will be here every few days to clean the common areas, but everyone’s help with keeping the building neat and tidy would be much appreciated.

Dryer Vent Cleaning on 13 December – Exterior Dryer Vent Cleaning
An Air-Vac crew will be on site on Wednesday, 13 December 2023, starting at 1:30pm to clean the dryer exhaust ducts for the building from the outside only. Suite access is not required.
The common laundry room will be closed from 1:00 pm to 3:00 pm on Wednesday, 13 December 2023.

Window Cleaning on 18 & 19 May 2023
Great Heights Building Maintenance will be on site for the exterior window washing of any inaccessible windows. This work will take place on 18 & 19 May 2023.
Please CLOSE YOUR WINDOWS AND SKYLIGHTS and please REMOVE ANY EXTERIOR WINDOW SCREENS on inaccessible windows by 18 May at 8:00am. Once the crew has cleaned the windows in a section of the building, they will not return to wash any windows whose screens were not removed on time.
For your privacy, you may wish to close your blinds and curtains between 8:00am and 5:00pm while the work is in progress.
Any deficiencies should be reported by email to our Property Manager, Andre Solorzano, at andre.solorzano@associabc.ca. Please copy Council when reporting any deficiencies.
Deficiencies must be reported no later than three days after the work is completed, i.e., no later than Monday, 22 May 2023.

Elevator quirk – incorrect “Fire return” announcement
Council would like to ask for your help regard to an ongoing issue concerning the elevator. The elevator occasionally announces that it is in “Fire Return Mode” and asks riders to make their way to the exits. This error has been present ever since the installation of the elevator last summer, and while it does not affect the elevator’s operations, it should not occur in a new system. West Coast Elevator is trying to pinpoint the cause of this erroneous announcement.If you hear this announcement in the elevator or if you notice any other odd behaviour, please report it to Council at Council@vaniercourt.ca so that we can properly document the problem. Robert, our point person when the elevator was installed, is generously continuing to look after such issues, but we need your help.The technician was on site on 2 May to change a computer chip, and further action may be required. This service (along with any components that may be needed) is covered under our 1-year installation warranty, so there is no cost for us at the moment, but we should ensure that the problem is sorted out fairly soon.

Pioneer Plumbing will be in the building on Wednesday, 12 April, for the installation of the lateral shut-off valves that we approved at the AGM. Work is expected to begin at 8:00am and to last for approximately 8 hours. The water main will be shut off during that time, i.e., there will be no water throughout the building.

Council would be grateful if all Owners would please update their “Owner Contact Form,” which is posted at the Vanier Court website. Condo corporations in BC are required to collect this information and keep it current. Please help us meet this obligation.

The next Council meeting will be scheduled after or at the AGM by the next Council.
The AGM is rescheduled for Monday, February 27, 2023 in the upper garage commencing at 6:30 pm. Registration commences at 6 pm. The meeting will be in-person only and not by Zoom. [see Notice of Meeting]
